It is located in the industrial area of Arezzo, Tuscany, between two important cities,  Florence and Perugia, with 423k inhabitants in the 45 min drive catchment area. It is well-connected micro area also from the national highway A1, linking Milan to Rome and Naples. The area is characterized by strong manufacturing activity, mainly leather & luxury goods. The local leasing market mostly driven by owner-occupiers with few institutional owners. The proposed design is going to provide a high quality warehouse space with 1.0 doors per 1,000 SQM and 11m clear height. Design specifications are focused on sustainability, targeting BREEAM Good certification.
